Where Folly’s oceanfront homes are
- East Arctic Avenue, from Center Street toward the Washout: the main oceanfront street. Odd-numbered houses are on the beach; even numbers are across the street.
- East Ashley Avenue past the Washout: one row of homes on the ocean and one on the marsh, all the way to the Lighthouse Inlet preserve. The quietest oceanfront on the island.
- West Arctic Avenue near the pier and West Ashley Avenue beyond 3rd Street West: residential oceanfront on the quieter west side.

Along the Washout itself, on East Ashley Avenue, there are no oceanfront houses; it’s a popular surf break instead.
Oceanfront, ocean view or second row?
Listings use these words loosely. Oceanfront should mean nothing between the house and the beach. Ocean view can mean anything from a wide view to a sliver from the top deck. Second row homes are across the street, usually a one-minute walk down a public beach access, and often cost much less. Check the map on the listing before you book.
Tips for renting an oceanfront home
- Book early. Oceanfront homes for summer weeks go first.
- Sea turtle season: from May through October, beachfront lights should be off after 10 p.m. so nesting turtles and hatchlings aren’t drawn inland.
- Stairs and elevators: oceanfront homes are raised high. Look for an elevator if anyone in your group needs one.
- Storms: hurricane season runs June 1 to Nov. 30. Read the refund terms and consider travel insurance for late-summer and fall trips.
- Parking: oceanfront streets fill up fast; bring only as many cars as your rental has spaces.
Choosing the right stretch of oceanfront

- East Arctic Avenue toward the Washout: Folly’s classic row of raised beach houses. It gets quieter and usually a bit cheaper the farther you go from Center Street.
- Past the Washout on East Ashley Avenue: the most secluded oceanfront on the island, close to the Morris Island Lighthouse views at the end of the road.
- West Ashley Avenue: residential and relaxed, closer to Folly Beach County Park and the Folly River.
Beach width and renourishment
Folly’s beach is maintained with periodic renourishment, and the most recent project, funded by the U.S. Army Corps of Engineers, wrapped up in October 2024. Beach width still varies along the island and shifts after storms, so look at recent guest photos and reviews, ideally ones taken near high tide, to see how much sand is in front of the house.
What to look for in an oceanfront listing
- Your own dune walkover straight to the sand, or the distance to the nearest public beach access.
- An outdoor shower and a spot to rinse and store beach gear.
- A covered deck or screened porch facing the water, for shade in the middle of the day.
- Beach chairs, umbrellas and a cart included, so you don’t have to rent or haul them.
- Enough on-site parking for every car in your group; oceanfront streets fill up fast.
- An elevator if anyone in your group can’t manage several flights of stairs.
