Where Folly’s oceanfront homes are
Folly Island runs roughly east to west, with the Atlantic on one side and the Folly River marsh on the other. Oceanfront rentals line most of the beach, but the four stretches feel very different, and one stretch, the Washout, has no oceanfront homes at all.
By the pier and Center Street
The middle of the island and the liveliest beach on Folly. Oceanfront here mostly means condos, such as Charleston Oceanfront Villas, with pools and elevators, plus Tides Folly Beach, the island’s only oceanfront hotel. Center Street’s restaurants and bars are a short walk away, and the beach gets busy on summer weekends.
Best for: leaving the car parked all week, couples and smaller groups, and anyone who wants a condo with a pool.
East side: East Arctic Avenue
Folly’s classic row of raised beach houses, many with their own dune walkover to the sand. East Arctic Avenue is the oceanfront road from Center Street east until East Ashley Avenue takes over near the Washout. The farther you go from Center Street, the quieter the beach and usually the lower the price.
Best for: families and week-long stays in a traditional beach house, still an easy bike ride to Center Street.
The Washout: no oceanfront homes
Along the Washout on East Ashley Avenue, there is nothing between the road and the beach: Hurricane Hugo destroyed the oceanfront houses here in 1989, and the stretch became Folly’s best-known surf break. Homes on the marsh side of the road look out over the surf, so they are sometimes listed as ocean view, but they are not oceanfront.
East end: East Ashley Avenue past the Washout
Past the Washout, East Ashley Avenue is the only road left, with one row of homes on the ocean and one on the marsh. It is the most secluded oceanfront on Folly, and the road ends at the Lighthouse Inlet Heritage Preserve, where a short walk leads to views of the Morris Island Lighthouse. It is the farthest stretch from Center Street, so plan to drive or bike into town.
Best for: peace and quiet, surfers, sunrise walks and lighthouse views.
West side: West Arctic and West Ashley avenues
Near the pier, West Arctic Avenue has oceanfront condos and homes; farther west, West Ashley Avenue runs along the beach toward Folly Beach County Park. It is residential and relaxed, with the Folly River close behind the island and a wide, uncrowded beach at the county park.
Best for: a quieter stay that is still close to Center Street.

Oceanfront, ocean view or second row?
Listings use these words loosely. Oceanfront should mean nothing between the house and the beach. Ocean view can mean anything from a wide view to a sliver from the top deck. Second row homes are across the street, usually a one-minute walk down a public beach access, and often cost much less. Check the map on the listing before you book.
Tips for renting an oceanfront home
- Book early. Oceanfront homes for summer weeks go first.
- Sea turtle season: from May through October, beachfront lights should be off after 10 p.m. so nesting turtles and hatchlings aren’t drawn inland.
- Stairs and elevators: oceanfront homes are raised high. Look for an elevator if anyone in your group needs one.
- Storms: hurricane season runs June 1 to Nov. 30. Read the refund terms and consider travel insurance for late-summer and fall trips.
- Parking: oceanfront streets fill up fast; bring only as many cars as your rental has spaces.
Beach width and renourishment
Folly’s beach is maintained with periodic renourishment, and the most recent project, funded by the U.S. Army Corps of Engineers, wrapped up in October 2024. Beach width still varies along the island and shifts after storms, so look at recent guest photos and reviews, ideally ones taken near high tide, to see how much sand is in front of the house.
What to look for in an oceanfront listing
- Your own dune walkover straight to the sand, or the distance to the nearest public beach access.
- An outdoor shower and a spot to rinse and store beach gear.
- A covered deck or screened porch facing the water, for shade in the middle of the day.
- Beach chairs, umbrellas and a cart included, so you don’t have to rent or haul them.
- Enough on-site parking for every car in your group; oceanfront streets fill up fast.
- An elevator if anyone in your group can’t manage several flights of stairs.
